Job Description

Job Purpose
The Caretaker will be responsible for the day-to-day maintenance, safety, and general upkeep of housing premises and surrounding community areas. This role ensures that residents enjoy a clean, safe, and welcoming environment while supporting the wider housing and community services team in delivering excellent customer service.

Key Responsibilities
1. Maintenance & Repairs
Carry out basic repairs, painting, and minor building work.
Report major repair needs to management promptly.
Ensure communal facilities, gardens, and outdoor areas are safe and well-maintained.
2. Health & Safety
Conduct regular inspections of buildings, communal spaces, and equipment.
Respond quickly to hazards or safety concerns.
Maintain compliance with fire safety and health & safety regulations.
3. Cleaning & Upkeep
Ensure all communal areas are clean, tidy, and presentable.
Manage waste disposal, recycling, and cleaning schedules.
4. Resident Support
Provide a friendly and approachable presence for residents.
Respond to general enquiries and direct residents to the appropriate services.
Assist vulnerable residents when required, within safeguarding guidelines.
5. Security
Monitor security systems, locks, and access points.
Open and lock up buildings as required.
Report incidents to management or relevant authorities.
6. Liaison & Record-Keeping
Maintain logs of inspections, repairs, and incidents.
Liaise with contractors, suppliers, and community partners as needed

Requirements

  • Person Specification
  • Essential Skills & Experience:
  • Previous experience in a caretaker, maintenance, or similar role.
  • Practical skills in basic repairs, decorating, and DIY.
  • Good understanding of health & safety requirements.
  • Strong communication and interpersonal skills.
  • Ability to work independently and manage workload effectively.
  • Desirable:
  • Experience working in housing or community settings.
  • First Aid training.
  • Awareness of safeguarding procedures.
